General Contractor in Flatbush, Brooklyn

South Asia Construction Co. is a Brooklyn-based general contractor in Flatbush and the surrounding neighborhoods, serving property owners since 1999. Our core work is concrete, roofing and exterior painting: NYC DOT sidewalk repairs, stoops and steps, driveways, flat roof leaks and repairs, and paint for trim, siding and facades. We also handle masonry, waterproofing and renovation, so one call covers most of what an older Brooklyn property needs.

About South Asia Construction Co.

South Asia Construction Co. has worked on Brooklyn properties since 1999. We're based in Brooklyn and conveniently located near Flatbush, so your project is close to home for us, not a trip across the borough.

A job often starts with something specific: a DOT violation notice in the mailbox, a leak over the top-floor bedroom, a stoop that crumbles a little more every winter. We look at the whole property, explain what's causing the problem, and handle the work in a sensible order. When part of a job needs a licensed trade or professional sign-off, we tell you up front and plan for it.

General Contracting Services in Flatbush

Concrete, roofing and exterior painting are our core services.

We also handle the additional work that keeps an older house or building in good shape: masonry, waterproofing, renovation and smaller upgrades.

Concrete in Flatbush

Sidewalks, stoops, steps, driveways, patios and foundations, built for Brooklyn winters. We repair sidewalks cited with an NYC DOT violation, rebuild flags lifted by street-tree roots, and handle concrete work for storefronts and mixed-use buildings.

Roofing in Flatbush

Flat and low-slope roof repair and replacement for row houses and apartment buildings, asphalt roofing, roof coatings, and the leak-prone details: flashing, drains and the edges where the roof meets the parapet wall.

Exterior Painting in Flatbush

Exterior painting for trim, siding, railings and brownstone facades, plus interior painting.

Masonry and Exterior Repairs

Brick repair and repointing, brownstone facade patching, historic stoop repair and stone work.

Waterproofing

Damp cellars, leaking foundation walls and exterior walls that let water in.

Renovation and Remodeling

Interior and whole-property renovation for houses and apartments.

Property Upgrades

Smaller exterior improvements that don't call for a full renovation.

Every house type here wears out differently. These are the problems we see most.

Common Property Problems in Flatbush

Flatbush has three main kinds of housing: prewar apartment buildings along Ocean Avenue, freestanding early-1900s houses in Ditmas Park, Prospect Park South and the Beverley Squares, and attached row houses and two-family homes on the blocks toward Nostrand Avenue.

Each one wears out in its own way.

Damaged sidewalks and DOT violations

Raised, cracked or sunken flags are a familiar sight on Flatbush's tree-lined blocks. If NYC DOT has issued a violation, you have 75 days to make the repair before the City can bring in its own contractor and bill you for the work.

Cracked stoops and concrete steps

Stoops and front steps take daily foot traffic, de-icing salt and freeze-thaw cycles. Small cracks and loose treads get worse every winter, and a crumbling stoop is a trip hazard for everyone who visits.

Flat roof leaks

Row houses and prewar apartment buildings typically have flat or low-slope roofs. Leaks tend to start at seams, drains and flashing, and at the edge where the roof meets the parapet wall, often well away from where the water shows up inside.

Aging brick and parapets

Old mortar wears out, and street-facing parapet walls loosen over time. Most buildings with a parapet facing the street need an annual parapet observation, so these problems often come to light on that report.

Water in the cellar

Basements in older buildings here take on water through foundation walls, worn mortar and poor drainage at the front areaway.

Peeling paint and worn wood trim

The neighborhood's freestanding houses have a lot of exposed wood: porches, railings, trim and siding. Once the paint fails, water gets into the wood and small repairs become carpentry.

Here's where in Flatbush we work.

Flatbush doesn't have official boundaries, and people draw it differently.

The ZIP codes most often associated with it are 11226, 11210, 11225 and 11203, but those ZIP codes also take in parts of Midwood, East Flatbush and Prospect Lefferts Gardens.

If you're not sure whether your address counts as Flatbush, send it to us. We serve the neighborhoods around it too.

Before any work starts, a few city rules may apply to your property.

NYC Rules That Can Affect Your Project

A few city rules come up often on Flatbush properties.

Here's what they mean for your project.

NYC DOT sidewalk violations

Property owners are responsible for the sidewalk in front of their property. A DOT sidewalk violation carries no fine, but it's filed with the County Clerk and can complicate a sale or refinance. You have 75 days from the notice to make the repair. After that, DOT can have its own contractor do the work and you're billed for it. Once the repair is done, you request a Sidewalk Violation Dismissal Inspection through 311.

Street trees and sidewalk damage

If a City street tree damaged the sidewalk in front of a one-, two- or three-family property, DOT no longer issues a violation or charges the owner for that damage. Eligible owner-occupied homes can ask NYC Parks to make the repair through its Trees and Sidewalks Program, though Parks repairs can take up to three years. If you'd rather not wait, or the damage isn't from a City tree, we can do the repair. Any sidewalk, stoop or driveway work within 50 feet of a street tree also needs a Tree Work Permit from NYC Parks.

Parapet observations

Buildings with a parapet facing the street need a parapet observation every year, unless the building is a detached one- or two-family home. The rule applies at any height, so it covers six-story apartment buildings on Ocean Avenue and attached row houses alike. If the observation turns up loose or cracked brick, that's masonry repair we can look at.

Historic districts

Parts of Flatbush sit inside historic districts, including Prospect Park South, Ditmas Park and Albemarle-Kenmore Terraces, plus Beverley Square West and Ditmas Park West, both designated in late 2025. Most exterior changes to a house in a district need a Landmarks Preservation Commission permit first. We don't prepare LPC applications; an architect or expediter handles that step, and we do the work once the permit is in place.

Rules and permits are one part of the price. Here's what else affects it.

What Affects the Cost of Your Project?

Every property is different, so we price each job after seeing it.

These are the factors that move the number most:

Factor
Where it runs
Scope
How much sidewalk, how many steps, how much roof area.
Existing condition
What's underneath, like a rotted roof deck, a failed base under the concrete, or loose brick behind a parapet cap.
Access
Alternate-side parking, row houses with no side yard, and co-op building rules all affect how materials get in and debris gets out.
Materials
The concrete finish, the roofing system, and whether historic details need to be matched.
Permits and approvals
DOT, DOB, NYC Parks or LPC permits add paperwork and time.
Property-specific requirements
Co-op boards, managing agents, insurance certificates and work-hour limits.

Combining work can save money

Fixing a parapet while the roof is already being worked on, or pouring the sidewalk and stoop in one visit, avoids paying for setup twice. Photos of the problem help us give you a more useful first answer.

Here's how a job moves from your first message to the finished work.

How We Work

1

Tell us about your property

Send your address, a short description of the problem and a few photos, or give us a call.

2

Property assessment

We look at the property, find what's causing the problem, and note anything that needs a permit or approval.

3

Scope and estimate

You get an estimate that lays out the scope of work, so you know what's included before anything starts.

4

Scheduling and the work

Once you approve the estimate and any required permits are in place, we schedule the work and keep you posted as it goes.
